Realtors here in Atlanta was just not working out so I decided to represent myself. YouTube really has taught me a lot to the point the sellers agent hates me. She assumed I was ignorant and got a rude awakening.

Any chance on making a video explaining new build homes and if one can afford them? It seems that when someone buys a new build their taxes go up greatly the following year when the tax reassessment is done and makes their mortgage much higher and seeing some posts on Reddit almost doubles the mortgage payment which surprises a lot of new home buyers.

I worked with a new agent for my first home purchase couldn't have been happier. She had hustle and worked really hard to earn her commission. Importantly, she was being coached by an experienced agent who tag-teamed the sale. Later, I worked with an agent with over 10 years experience and did not have a good experience.

Oh my gosh, We are finding it so tough to let go of that 3% low mortgage. We want to downsize, and put the equity into the new house, paying off 1/2 of a $400k home, would go up to 450K, but having a hard time figuring out if if the higher interest rate will get us close to the mortgage we have now. We are solid, with excellent credit scores. We can't even find rent as low as our mortgage. If we sell, we need to buy another home, instead of renting for higher.

my biggest fear: i pay 3200/mo in rent and it goes up by 5% a year. according to monarch i save <$100/mo currently after all expenses including rent, a mortgage in this state is a minimum monthly payment of $4000, where am i gonna get that extra $800/mo? what am i gonna do when rent goes up 5% next year? if i bought a house and was already under water by so much, what would i even do if something went wrong in the house? theres just no place left for people like me to live it feels like

In terms of leaving debt to your family, is possible to have a life insurance policy that pays out the rest of your mortgage should you pass away so that your family doesn't inherit your mortgage debts? or have to struggle?

Javier - i love your videos but you’ve lost me here. I am trying to understand your argument. For the first 2 mins of your video you’re saying that buying a house isn’t that hard. Then here you around 3:00 you say to lean on the experience of a seasoned agent…should you not involve an agent because it’s not that hard? Or is it hard enough to need the experience of the agent?

If you buy a home for say 700k, you got to think if it would be sold for 1.4 million dollars after 5 years or even after 7 years. People who bought after 2021 and buying now is gonna end up losing money certainly
