Travis honestly man I wanna thank you for being that light in the darkness of real estate for me. I originally had plans of buying some time this coming winter season. But after careful consideration of my finances, I’ve decided I want to save an additional 12 months worth of house payments as an emergency fund. Thankfully I should have that saved up by next September which is the beginning of seasonal decline. I love your videos.

Because so many people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

This video was great and really hit home. Also, sharing things folk priced out should be doing was super helpful since that's my current situation. Ended up getting to the house game a little late in life. I have 4 kids now and one on the way and we're in a town home. They're little so it's all good but clearly we need more space. Finally got my credit amazing, paid off all of my debt, but now the market is all messed up. I have a fair amount saved and my wife and I are just sitting back and saving knowing that when the housing market corrects we'll be in an AMAZING position. Like you said the biggest factor in all of this is HOPE. Trying our best to not lose hope because some days its really hard. Thank you so much for sharing this video. 👏👏👏

Can't tell you how much I appreciate this video and all of your hard work. This market is and has been excruciating. I've made some made some good financial decisions, but still find the affordability to be a strain. Staying grounded (and on the sidelines --actively looking for a good deal) when you have kids that you want to provide the best for is especially hard. I appreciate your intention of adding hope in this world. God bless you.

Thank you Travis, this is exactly what I needed to hear today as a frustrated first time homebuyer.

There's already more new inventory coming on my market in the last few days. Houses are still overvalued and most stuff still goes under contract quick, but it's heading in the right direction. What I've noticed is very little new investment/rehab flips. Most stuff I'm seeing is older/dated, in need of some TLC/updating and looks like it was owned by older people.

This is absolutely wonderful. Kudos to you my friend so many people need to hear this and the reason more people don't know is because nobody wants to share the experience of making the wrong decision. Because of that every time we hit the down cycle millions of people follow the path you just described. It's good for you to share that because a lot of people don't know the strain it can be on a couple to sit at the breakfast table across from someone you care about when there's blame fear and guilt circling the breakfast table and the shame when you go to neighborhood gatherings, as you live in a house you are chained too for 10 years. Sharing your story will definitely lead to some very open discussions and probably save some families from destruction.

If I was able to buy a house now at these prices, even if I got a 6 percent interest rate and bought frugally it would swallow up nearly half of my take home pay. I’m 54 and running out of time to buy. Frustrating and depressing!

Allow nature to take its course and just wait..hold the line people… it will not be your choice down the road..everyone will eventually be priced out sooner or later..cracks will widen..people will break and so will the economy.

Brother Travis, you are me. We lost everything in 2008 but with a lot of hard work we are back and ready for the next correction. We were very reluctant to buy in Covid. We didn’t know government would throw our tax money around like they did (government doesn’t have money that is our money). People are buying thinking they will get a locked interest rate as rates go up. Unfortunately, they are buying at an inflated price and a high interest. I’m ready and I understand the helplessness but we came out stronger! Keep the truth coming!

Great video. I owned a RE business in So Cal from 1985 until the crash of 1991-1993. My home dropped $100, 000 in one year and a 12% unemployment rate. I had to shut it down, divorce, repo on a car, and foreclosure to bankruptcy. Moved to Texas to restart here. Sold the Mercedes for 50K and bought a fixer 2 BR on an acre for 30K. Started investing in rentals. Bought 10 properties under a $100, 000. This event had and always will have a MAJOR effect on my life. LISTEN to Travis and wait unless you can buy it at 50% off a distress sale. Last year we bought a beautiful 2, 300 sq ft 4 bedroom for $120, 000 home in an estate sale before anyone knew about it. GO TEXAS.

I'm definitely not buying until my prospective mortgage payment is equal or close to my current rent. Rents are dropping in many cities right now. Mine dropped on my last renewal. Saving $500+/month by renting is better than buying and hoping my home value appreciates.

My wife and I sold our property double our profit, so far we are renting but we are fine with that the time will come to purchase again.

I think more videos in dealing with this from a mentality standpoint are a good thing. Also, an idea for a video. You talk about your dream house a lot. I suspect people put lists together of nice to have, must have, etc so they can recognize their dream house when they see it. Any insight into how to put that kind of a list together might be interesting. Just a thought.
