I dreamed my whole life of having a piece of land and putting a cabin on it. I found 28 acres in Eastern Montana 25 minutes from the small town I live in. The property had some positives and negatives and I just went for it and bought it. Everybody including some family members thought I was nuts and I would regret it. 10 years later I have my cabin and it turned out to be one of the best things I ever did. Lots of negative comments on here, don`t let that stop made it happen.... so can YOU!

1) clearly mark the borders of the property 2) find water in various spots 3) incorporate compost dirt into the dry/sandy surface soil 4) irrigate water 5) plant trees and grass to help sustain an upper surface water saturation levels 6) lay the power and septic lines based on the water sources.
All of these things will allow defined shaded/cooler areas to thrive and add to the property value - especially if it turns into an oasis in the area. Also, when flower incorporation will allow for bee-keeping - and possible honey production.
Yurts are a good shelter to chose for guests as they probably don't need permits and upkeep should be minimal in cost. They additionally protect guests from regular annual elements and, being fairly mobile, let you change your property planning if needed or desired over time. The fees you charge must be in accordance with the general offering and offset your investment in an acceptable time period. That's the basics.

I started buying large tracts of forest land in Eastern Kentucky around 30 years ago. Much of it I gave less than $250/acre for. I now hold a little over 1, 000 acres. I have no intention of ever selling any of it though, it was originally purchased with the intent of passing it on to my children.

I'm genuinely so inspired by seeing people do this that I've started planning to buy cheap land within the next 1-3 years. The possibility of owning your own little chunk of Earth is so inspiring.

You need to call the county property tax collector, so they can tell you if there are any liens on the property, what the yearly taxes are, and if there are any setbacks, so you can have a road put in!

I paid 3800 for 10 acres nearby, yearly taxes are 54 bucks, I live in my RV. I plan on creating 10 to 30 camping sites, to rent to others. The Mountain view is gorgeous.

10 acre or more Homestead exemption, Vet exemption, livestock exemption, elderly exemption.

One thing i love about this girl is. its that she just goes and get stuff done quick no complaint. she says she wanna do this and she just goes and does it. best part is she never just do it, she does a boatload of research and uses her imaculate intuition to do the same as others but actually thinks where could this be most useful and actually plans her moves. she is awesome and motivates me alot. i wanna do dropshipping and i can see the difference between me and her, and that is she would already have done it. while im just dreamining of doing it, she would already have started. the terms "go getter" she is the epitimi of that no bs just goes and does it well, im a man but im inspired by her tenacity. i love a go getter, desciplined and accountable person. so i find her very cool, she is littually showing us why we are losers that havent achieved a thing in our lives, it isnt because we arent smart enough, its that we just dont start and we dont plan. thank you Codie

I'm sure you thought of this, but make sure you have a road that can access the land. Some people buy cheap land, but it is blocked by someone else's property.

Few things that completely shifted my finances:
1. I read all books on Mind-Bloomery. Completely changed the way I approach money and success.
2. I stopped relying on wishful thinking and started taking small, intentional actions every day
3. I started visualizing my goals and backing them up with discipline
4. I picked up "Prosperity Unleashed: Mastering Path to Freedom" book and realized how my mindset around money was holding me back.

Making sure property isn't land locked is a big deal. Having good easements or public road access is necessary. Also depending on where you're located getting a well and power to property will cost more than the land does. Sometimes setting up fully off-grid power is a good alternative over spending big money to get hook up to the grid.

Dark skies stargazing retreat. This way you draw in tourists and locals. As a suburb girl, we are always ditching the sky pollution and traveling to places like Joshua tree to see the Milky Way. People also won't mind its out of the way because that beauty is what they are searching for.

Your enthusiasm and energy is very admirable.
I am in the UK and am seriously considering upping sticks because life here is depressing and getting worse.
I am drawn to Bentonville, AR for some reason, I think it's the mountain biking and outdoor lifestyle that I am looking for, although I am keeping my options open, the US is a huge place and has something for everyone.

As someone who has worked in as management in National Park Hotels for 6 years:
You will need food.
Under canvas is a company who tends to do this trend. You also have things like auto camp outside yosemite. Due to distance, I would ensure you add good options to give people a reason to STAY as well, and not just because of the parks. It's perfect for a "zen" or yoga retreat. You can build that into the infustracture by simply using the nature around you.
Take some stones and make a walking labyrinth. Create shaded communal space for groups.
There are so many possibilities. Next step is weddings😉. Also could be a huge market once you establish that group spacing and ensure enough places to stay for the guests.
I think it's so cute when you can basically rent a little village for a wedding because you book all the cabins. Make sure to include package deals and you know marketing better than anyone, but it wouldn't be bad to invite travel agents to a weekend event.
Once you have staff it's important to create partnerships with local businesses such as rentals, or adventure tours. In example, when working on Alaska, all the front desk got free experiences so that they could talk about it with the guests when they check in. What they always for get it waitstaff though. Your servers have more time with your guests asking all sorts of questions.
The more perks for staff= more staff and better brand recognitionin the area. 😉

An adobe fort B&B would be perfect for that land, something straight out of the 1800s. Thick adobe walls to keep it cool in summer, warm in winter. A big gathering hall, a few cabins, maybe some teepees and earthen huts for a rugged touch. A chuckwagon serving up Dutch oven meals over an open fire, real cowboy cooking. Add stargazing, horseback rides, and old-school skills like blacksmithing. It’s not just a place to stay, it’s an experience that would draw travelers in.
