BEWARE these ISSUES for Oceanfront condos in Kure, Carolina and Wrightsville Beach

1) is the Wrightsville Beach condo stick built or concrete and steel?
2) what are the financial reserves of the Kure Beach real estate?
3) what floor and what view are you willing to pay for-- an extra $100/month can make a huge difference in your Carolina Beach oceanfront views.
4) will you rent the condo out part of the year for income or is it only for you and your family and friends?

In terms of the number of buildings or communities the Carolina Beach condos far outnumber the other surrounding markets because they have a ton of small condominiums that are 3 stories high comprised of 10-15 units. Usually the 3A units have much bigger views than the 1A units for example. The latter are barely overlooking the sand dunes in some cases so that an ocean view is only available from the balcony as opposed from the living room itself while sitting down.

A lot of people out there don't realize that for $1400/month they can have a 2nd home that is 3 bedroom and 2 baths that is a Wrightsville Beach oceanfront condo! And it can pay for itself if it is rented out for much of the year on a rental program. It takes no work by you the owner. The management systems are already in place for you to hand it off too.

Thank you.  I enjoyed your info.  My husband and I are looking to possibly buy a condo unit and are gathering information.  Do you have a mortgage broker you think is top notch as sometime in the beginning of 2014 I would like to consult with one to find out details for qualifying and downpayment info. for a condo purchase as a second home-not for rental.  I need that info. to assess how or if we would proceed.  Probably would not actually buy unitl end of 2014 though. Thanks
