My father was a certified residential for several decades and I had worked under him for almost 15 years (pulling comps sure, inspections sure, but never did the actual adjustments), and finally decided to get licensed as a trainee and get my hours through him. Sadly, he passed 4 months before getting my certificate. I knew how he would help other appraisers get on panels when business was cooking so no, I know how to feed hands that feed me. I know how to inspect a property which should free up a boat load of time for a mentor. The only problem is since work is so slow in California right now, the word trainee is all somebody needs to say 'pass.' I have one mentor who knows my story and knows I'm only working for experience and hours, however slowly they come along.

*I don't usually finish the story of dad passing as a charity case pitch, I just mention my old man was an appraiser and his before him so I'm not fully green to the whole process. Just have to keep burning up phone lines and cold calling, feels like my two days as a telemarketer in my late teens at times.

Its so hard not to give up. Im feeling completely discouraged. All I hear is no, not looking, and "don't take no for an answer" while being told no. It feels impossible and its completely defeating
