Fun fact : Your salary won't increase at the same rate as housing price. So never in your life you will be able to secure a house by 20-30-40 Rule. This is mindless. Have some risk apetite for investing into appreciating assets like real estate.

I own a similiar house in south delhi around 4.5cr-5cr current value and its of around 2000 sq.feet only (4bhk), and income is around 1.5L monthly (bought it in 3.5cr 5 years ago)

Ankur, these rules do not apply at higher wages. The correlation is not linear as salary increases.

The biggest factor is risk taking capacity. One can even stretch that emi to 55-60% of income or even more to achieve the dream of buying an home. All depends from person to person.

1. These properties are not for salaried person.

2. 4.6 CR me 70% to cash hoga.

3. 1 CR se upar ki property me 30% down payment mandatory hai.

4. Itni badi property par koi loan nahi leta.

5. Tax benefit kuch thousand ka hi milta hai so loan bas property ko verify karne ka tool hota hai. Usually people take 15% loan and close it within 2 years.

In Mohali not so porche sector you will get 200 gaj house 3 floor in 4.5 cr and if you go in old Porsche sector 300 gaj only plot cost you 5 cr and if you go to buy a already made house cost you 8 to 9 cr
