This is my neighborhood lol. It’s true. They’ve been stealing them. I was sleeping in my own home with cameras on the outside and people came in the middle of the night and stole them. Honestly the biggest problem is how California mandates the breaker boxes be on the outside. Such a dumb thing

I never heard of someone stealing a breaker. They would rip the wiring out before stealing the breakers.

I would have to list everything that did not work due to no electricity or no utilities and say something to the fact of builder/owner being non-compliant and property is uninhabitable due to failure to pass inspection.

I work for a builder. Breaker theft is common. We advise homeowners that have closed escrow but are not moving in right away to put a padlock on their electric panel.

Install the breakers and a strong padlock on the box.

They don’t wanna do the breaker cause ppl steal them but they put them in the place where someone would have the most access to steal them when the garage was right there. Yeah I’d fail them and send an invoice to the builder for wasting my time.

For those wondering why the breaker box is on the outside... most likely you live in an old town and/or old home/apartment.. In many areas, especially newly developed areas, regulations have been introduced in certain parts of the country requiring breaker boxes to be located outside of the home. This is so that the local fire department can quickly shut off a home's electricity supply in the event of a fire.

Frankly, it doesn’t matter if your client buys it. The other 85% of the homes were bought for cash by Black Rock backed “Build to rent” investment firms before they were even finished. They’d love it if your client let the deal fall through because someone else will buy it for 8% financing.

In Central NJ, breaker panels are in the basement when possible / garage alternatively.
The only theft of breakers /panel that I’m aware of was in a house on my block in 1966. A house (possibly the builder to close sooner on another home) had its electrical panel cut out and couldn’t transfer ownership to the buyer on the day of the closing.
