James seriously got get a new quote. It should've dropped a ton more than $8k, to the point where it should be no problem to start framing the house now, avoid penalties, and continue to create house content to cover any of the potential losses. Because I believe most of your viewers have been looking forward to the build from all the way back when you were shopping around for the lot.

I agree with a lot of other commenters! Get the house done asap with whatever the prices are currently. House projects suck when they drag on and on, once it's done, expenses for it are done, and you can use it as a headquarters to launch your channel even farther and recoup the "losses" faster!

One more thing. Leaving a foundation exposed during the winter can cause heaving and cracking. You need to get it framed, and get some heat going in it. We use torpedo heaters here. Plus your safe door will not handle being exposed forever. You need to get it sealed in ASAP!! The longer you delay, the more it will cost.

Waiting on materials to reach the “right” price isn’t the way to enjoy building your house. If you can afford what the lumber costs right now, you’ll get your money back one day when you sell it. Inflation in my opinion is here to stay, materials aren’t just going to drop back down. I’m in the same boat as you right now with my new house build but I’m just embracing it and enjoying the journey!! Good luck with everything!! 🏡

Here in Jamaica, almost every house is built using only steel bars and concrete. Any house built using lumber is considered house for poor people. It's nice to see the value of certain building materials contrasted depending on where you live.

I bought lumber, plywood for example for $86 a sheet like 3 months ago for my house, now it's down to $23 today. So I don't understand why you're having so many issues

Hey Stradman, I’m in upstate NY. Our lumber prices, in last 2 months have gone way done. 2x4x8 went from roughly $6 back down to roughly $3. So unless your contractually obligated to source from your area, why not look into having shipped from a different area?

The prices have dropped back to the prices they were when you quoted originally, you are being fleeced by the builder.

Except for the price increase, I just went through the same thing in my house build. Bad contractor issue for smaller project. Don't expect the wood price to come back to original. Bought mine just before it went up or would have had the same problem. Still I paid a refi at 1 year adding 6 months, then monthly penalty of a few hundred for 4 months. My bank was nice. Suing the contractor soon to recoup. Basically had to start paying cash and let the loan sit at the approved amount because budget was off. I feel you. It will work out. Best of luck and don;t let it get you down.

A good benchmark is the cost of a sheet of 4’x8’ osb for roof sheathing. Last February 2020 it was about $9.68 per sheet. It peaked earlier 2021 at about $58 per sheet. I’m a custom homebuilder in FL and that was a massive hit for us to absorb and not charge our Homeowners during that price run up (which we legally could have but we chose not to). However, the October pricing we just received has that same sheet of osb down to $17 per sheet, finally. So, I feel the cost savings are not properly being passed back to you as they should be in your cost plus/allowance contract for build or maybe lumber hasn’t dropped as much in your area (I doubt). Waiting would be foolish as other materials continue to rise in my field and next year assuredly will cost you more than this year due to other increases your contractor is incurring. Either way it would seem that’s a (relatively) small overall increase in the grand scheme of the cost of the home and something that someone who owns many exotic cars generally shouldn’t worry about!

Lumber Prices aren't coming down to where they once were any time soon. the same can be said for just about everything else. Me personally.., I would bite the bullet lock in pricing while I could. House that size you will absolutely recoup costs in equity. It might not be what you planed for but if your default / fees start kicking in they will far surpass the initial 200k (extra lumber fees) you are trying to wait out. Just remember a finished house it worth way more than a not finished house, especially when you have heavy custom trimmings as you do.

in your Batcave, you should have a backup emergency ramp, just in case of a flood and the elevator stops working etc.
