I am staying at 41st floor of a 46 floor condo. What I can say is:
1. You definitely have more privacy
2. Water pressure is less of an issue
3. Going up is an issue because there are so many floors to reach yours
4. More sunlight in corridor and more wind hence better view too
5. Neighbors type makes no difference, there are also rich people with lousy attitude and less rich people with better attitude, vice versa

staying at high floor also get to enjoy the wind and views but sometime the wind can get so strong that it create a havoc in the house
and there is no flies in high floor, you can cook smelliest belacan and leave it at the table uncovered and no flies will come

How about when you want to exit and sell, generally will it be very hard to sell to the sub market if you are buying low floor?

Hi Sean, been following you for a long time. I need advice, not sure if there's anyone else i can ask. I'm looking at purchasing a condo unit on the highest floor, with a void floor above my ceiling. Fantastic views! but in your opinion, is this a good unit or would it cause problems in the long run?
p.s. buying for own stay

Hi Mr Sean, I just visited one of Sky World recent projects in Setiawangsa. To my surprise, there are units (Of The same type) the higher the floor the cheaper the price. For example, 35th floor, RM 434k but 38th floor, RM 426k.. there are lower floor with more expensive price. The highest floor is 43, if I’m not mistaken. The gym etc are on the top floor, swimming pool etc 8th floor.

When I asked, the agent said Sky World calculation is different. Like parking which level, type of car park (tandem or side by side). As I want to lessen my monthly commitment as much as possible, I decided to book the cheapest available 38th floor, though I dislike it being too high😅.

I wanted slightly lower floor but the available units (of the same type-2 bedrooms and facing the same view) are more expensive.

I still have doubts though, as why the price is like that, could you share your opinions please? Thanks

if my condo has the facilities on 8th floor and lowest residential floor is on 9th floor then majority of the cons mentioned here for the lowest floor is not applicable right ?

If you take into consideration the progressive billing comes later for higher floor as compare to lower floor, for example level 20 billing could come 10 months later than level 1, the interest you save during the 3 years construction period is a lot. The differential sum you pay for buying level 1 and level 20 may not be a lot

also to consider: on lower floors it's harder to get in a lift during peak hours (also during rmco when the law limited the lift capacity)

Thanks for your informative sharing, Iherng. If I may add on, I think another issue with the lowest floor is when people throw rubbish or cigarette butts down, those will land on the lowest floor.

If you could choose to spend Rm40k more for an exclusive lake view for specific units, would that be a strong factor to increase your demand in rental income as compared to other units?

Hi Sean, thanks for the reply appreciate it lots~! I'm in the midst of considering the top floor of a condo development... and sadly while they do have the safari roof, it ends right at the beginning of the unit I'm considering (east side, top floor, corner unit) -_- but the safari roof height is quite tall ~6m and hopefully can provide shade as the sun moves to the western side in the afternoon. I hope the developers will talk up more on their architectural/technical stuffs as a differentiation point, like horizontal overhangs that can block some sunlight from hitting the rooms directly (not all condos does the horizontal/vertical overhangs for windows). Or if they use the best method of waterproofing etc... or as you you have mentioned lots of times, if the architect/developer bother about putting windows/mechanical ventilation in the refuse chamber... these are things that a lot of the buyers won't immediately notice or asks about, and the developers also strangely, seldom promote too.

Can you help to do review on Brezza One Residency project? It's located at Ampang but I saw couple of comments in lowyat stating there was an abandoned or project put on hold at same spot until Setiawan took over but dunno that one rumours or not la..good to hear a perspective from a pro.
