It's not always about being lazy Audra. I had no money to finish a few repairs that are needed. It was listed at fair market value and sold within six weeks.

Great topic Audra brought up. Family had a property with several agents in about the same ballpark for listing price. We decided to go about .966 percent of that as the actual listing price. We wanted the property to move. We already had two very reputable flipping company giving us the same quote and that was .71 percent of the actual listing price. We had one LLC offer before we went to MLS and we declined since they did not want us to list. We wanted to know what the market was like.and wanted to be on MLS. Our agent did a great job in marketing and pictures etc. We had lot of foot traffic and showings. No offers since the house condition it needed renovation. The infrastructure of the house was impeccable.We realized the house needed a right type of buyer and we did not want to wait so we went with a second LLC offer and that was .94 of the listing price. Looking back at it considering the market of fall into winter of 2024 we think it was fine. Unloading it was so important in freeing up time for the family. Big burden removed. Just need to have a good team around you in dealing with LLC. We had experienced attorney and agent.

I’d go so far as to suggest letting an attorney look at every contract. When my mom died my sister and I inherited her condo that was in shabby shape -it needed to be gutted-in a poorly managed building in a great location. The offers were all from “investors” but some of the contracts were questionable at best. We didn’t want to go through a remodel after my mom’s death and with the ongoing maintenance fees we wanted to get rid of it.

I naively accepted a cash buyer's request to see the inside of my home. It turned into their photo shoot and they admitted they would make a lower offer. I painstakingly researched them, and they were contract resellers. I called three realtors with recommended relevant experience to ask for a comp estimate. Only one called me back. (She is a firebreather though, and has impressed me.) All my research said it was a fool's game to accept the cash reseller's cold offer; if we wanted to sell a pile of junk, we should put it in the public forum.

That was a lot of depressing interaction! The cash buyers, and the realtors who never called back. Selling is going to be a months, if not years, process of preparation. If only we had done the maintenance every year, instead of waiting until things broke down and had to be addressed, all the bills wouldn't have to be paid at once.

Audra some of aren’t lazy. I know that was not your words. Some of us physically cannot repaint the outside of the house etc. some of us cannot afford to fix some of the things. I have had 3 lowball offers and decided not to go with those companies. Thanks for making this video
