My biggest mistake is well...not getting started yet. One of your courses would be great to get me started though! The biggest mistake I have seen those around me make is probably overspending on repairs etc, reducing their profit margin.

I'd say my mistakes are deal analyzing and being able to get the correct numbers down. I want to be able to be so good at looking at deals I understand everything about it. Also being an out of state and a new investor is really quite challenging because you aren't there to look and be there for part of the process. I'd like to receive your course on Rentals. But honestly I'd take every single course you have. I really want to achieve some goals. I've be learning and learning and now I'm finally doing. Biggest mistake is paying the contractor to much up front and trusting them with the material cost. Now i work closely with a project manager for material control and price comparison. Also another Biggest mistake is not getting all the permits upfront before construction, this end up putting us on hold.... until we have approval from township.

Speculating is and was my biggest mistake in investing. Now looking at prices with worst case scenario! say if a loan interest is only 7-12% (this is an example) If i was looking to take a loan in month I will go with the worst case scenario at 12% so my profit has a larger potential. or if the house is most ($400, 000-$450, 000 max) I will guess I will take it for $450, 000. Even though I will not pay top dollar. Your channel has helped me realize that, and taught me a lot about realistate, Thank you. and God Bless!!
