Contrary to popular belief, tax deeds are VERY solid deeds. They wipe out EVERYTHING, except for municipal stuff, and even things that people THINK are municipal have been ruled NON municipal, and also get wiped. 3 ways to clear : 1 ) quiet title. 2) obtain title insurance through a specialist company without having to quiet title. 3) wait 4 years ( in FL, and probably similar timeframe in other states) to apply for warranty deed. I thought I knew everything about tax deeds, but Ted knows his sht too. Love the vids brotha !

If I understand correctly, a tax deed property can be sold with seller financing (with a contract of sale or deed of trust) and in that case the seller does not need to do a quiet title action right away.. if the payments are to be made for 5 years, the title can be cleared at the end of the 5 years and then the deed can be transferred to the buyer.

Question? If there are other liens on the tax deed property you just purchased will the quiet title action take care of that as well? Or do you have to have those removed also?
