🏡 New Laws Every Landlord Should Know: Key Updates to Evictions and Security Deposits ⚖️

Unlawful Detainer Actions: AB 2347, effective January 1, extends the tenant response period for eviction actions from five to ten days. Santa Monica Rent Control Board legislative advocate Brian Augusta noted earlier this year that the bill, long discussed, gives tenants more time to "seek advice, marshal their defenses … and have their day in court."
Security Deposits: AB 12, effective July 2024, caps security deposits at one month's rent, whether the property is furnished or not, with exceptions for small-scale landlords. Lawmakers championed the change as a way to remove barriers for renters. Additionally, AB 2801, effective April 1, 2025, requires landlords to provide photographic evidence of repairs when withholding deposit funds, curbing the practice of unjustified deductions.
