Recently bought some recommended stocks and now they are just penny stocks. There seems to be more negative portfolios in the last 3rd half of 2023 with markets tumbling, soaring inflation, and banks going out of business. My concern is how can the rapid interest-rate hike be of favor to a value investor, or is it better avoiding stocks for a while?

Hello. Great info. 10.years is a great marker. I invest 22 percent of my take home, and still save $2000 a month. I lowered my living expenses by moving out my condo, rented it out in a very expensive city.

The loans that are based on the rents you receive on a property...they will do an assessment based on the appraisal of the property with surrounding properties and the rents they receive...they will give you a loan based on the rents that are projected to be collected on the property and the appraised value vs. your individual income. These loans are through commercial banking departments...most likely. This is usually off limits to first time homebuyers.
