Just ran across one of your shorts, I'm a surveyor in Gaston Co. I had a property that was originally 2 old mill lots where there was a foreclosure a couple of owners back and the bank's attorney only included 1 lot in the action...what a mess!!

Never trust a sellers word. They either dont know or will lie to you. Also trust but verify whatever a survey company tells you. They can also be incomplete.

Unless it’s a grant deed and then you get rights with it. You don’t get rights with every kind of deed or property. But you do get rights with a grant deed.

What about a home that is on three different lots and the owner of the house has passed and the other lots were purchased in a tax sale - and don’t want to sell now what happens the home is actually or worth anything unless the other two property owners agree to sell ?

She is not lying to you you also want to look at Timber Mineral Water and Air rights if any of these four have been sold that could impact what you want to do like I bought 2 Acres the timber mineral rights on it were sold but the water and air rights or not sold I had to find who bought the Timber and mineral and buy them back are they could have came in cut down all my trees at any time as well as drilled for minerals whether I had structures built on it or not

People don't read these things. They don't even know the difference between a warranty deed and a quit claim.



They also don't read their title insurance (IF they buy it!) Read those exceptions! Access is important!
