I live in Plano and despite your due diligence, you forgot the one factor that the other cities you mentioned DO NOT HAVE .When I moved back to Plano, that was the ONLY reason I came back here was Mass Transit access. That factor made up for all of the "cheaper" aspects of other cities around Plano.

I am a Plano resident and I love it and the schools are amazing. My girls graduated in PISD. The community is very civic minded; they get involved.

Yes, in recent years we've had an influx of people from out of state move here but all of Texas has had the same. Many of those have heard about the community and the schools. Some of the new residents are temporary moves for companies that have moved here.

You also need to understand that Plano is an old community and many of the older residents have either died off or moved to assisted living centers leaving their homes up for sales or rent out. The property owners have the responsibility of making sure their property is maintained.

As a previous home owner, I moved here and rented. Rent in Plano is not cheap. Most people that rent here in Plano are former home owners and are working home owners.

Plano is rated 4th best place to raise a family in US by Wallet Hub. Plano Parks and Recreation is rated best in all of Texas and 16th in the nation.

I love Plano.

Just FYI....The reason why the cities' boundaries don't match the school district boundaries is because of the ranchers and farmers who pledged some crops/livestock to the expense of the school districts back in the 1870s or so. The boundaries of the ranches and farms became the outline of the school districts.

Hey, loved your video and how detailed you got with your analysis, I'm a Plano resident at Highland of Russel Creek. Definitely, we do see this rental situation you mentioned. What intrigues me is that the lack of inventory would lead to prices continuing to increase, but this is not what I'm seeing. My home although was built in 98, does have this modern layout you mentioned, as well it's renovated. I have a neighbor selling his home (same as mine and renovated as well), and he had to drop its price by 60K already and so far not sold. I'm wondering if the 5% interest rate that the new constructions can offer is what's driving this reduction. We have Frisco ISD schools in this neighborhood. Thanks again for the video.

Bought new in 2006 (near west neighbor lost home to foreclosure and it became a rental around 2015. It looks like a rental compared to the "home steaders" and there is bare minimum maintenance and not sure how the owner gets away with the appearance because HOA.... In a neighborhood of 7-900k valuations. Yet rent is high ($5k mo). But so is turn-over - eighth set of tennants just moved in.

Hi Wendy. Moving from CA this summer, would you recommend Plano or Frisco? Two young boys so schools are definitely a top priority.

Plano is still an amazing community compared to the vast majority of suburbs in DFW. It peaked demographically in the early 00’s and has been in decline ever since, however that goes for the rest of the country, and much of the world tbh. What makes Plano unique is that it was expertly master planned. Plano spends more money per capita than any other suburb in TX on its parks and recreation system, and you won’t find a better system of parks and trails in the area. The model in many of the newer suburbs in prosper/aubrey/Mckinney is to have HOA funded “amenities” and parks. I’d personally rather have taxpayer funded facilities like recreation centers, parks, trails, etc. that are on a much larger scale and open to the public vis a vi Plano. Plano is the realization of a grand, long term vision for a high functioning, large suburb. It echoes of a time when Americans still had faith that taxpayer funded institutions were effective enough to master plan and accomplish its vision. I’m a “conservative”, however, I lament the decline of beautiful communities like Plano, which only would have ever been possible due to its highly effective city planning. The increasing push towards privatization has some benefits, but it will have the effect of making communities more insular, and people who aren’t significantly wealthy will suffer.
