I feel sorry for landlords. Government should never have this much control over private property.

Dear Kris, I have already (10 years ago) figured out how to never have a vacancy rental and how to create a waiting list both of which will work in the Best of Times and the Worst of times. I also know what segment of the population I want to rent to eliminate 95% of rental problems.

We need more landlord protections! These are tough times, landlords and tenants should be treated fairly and equally.

Tenants that are gaming the system aren't going to want any part of applying for aid to help their landlords. The aid application requires proof of tenant hardship. Many tenants have signed under penalty of perjury that they are suffering economic hardship due to COVID in order to avoid eviction. Does anyone really believe tenants that have been gaming the system are suddenly going to help their landlord prove they've been lying for 10+ months?

Between small business shut downs and landlord earnings suppression, theyre really hurting some of the last ways the middleclass has been using to grow their wealth.

I do think this year we will start to see an uptake housing inventory. I think we'll start to see that probably in all likelihood towards the second half of the year. Maybe towards September, October, November, December timeframe. Late Q3 or Q4 is when we'll start to see housing inventory increase.

Biden spoke about putting a moratorium until end of September. That's only on federally backed loans, government backed mortgages, Fannie, Freddie, and HUD. It's not going to be on your conventional mortgages so the non-government back loans could still go into foreclosure. But it will still reduce housing inventory.

The goal os government take over of property later down the line. In yhe meantime, rent to Section 8 and other longterm rent assistance program.

My question is regarding low risk investment strategies in 2021 and beyond? With this eviction moratorium in place for 2 months, and such uncertain potentials of how long this could be implemented, I'm wondering how lease option real estate strategies are affected by this legal moratorium? If I had a property that I lease optioned to a buyer, I would be legally under the eviction moratorium as a landlord, because buyer is technically still renting, right? So what about seller financing, would that be a better real estate strategy legally as first time investor? What is the lowest risk real estate investment strategies with this moratorium looming with an uncertain timeframe?
