Now that we understand that there's a difference between a JV and Syndication what are some of the "tasks" we can give to other JV partners to have them be considered an active partner?

If a friend (cash provider) wanted to invest their money with me (active) on a single property and we plan to hold it long term and rehab it then rent it out. What would be the best structure for us if we just split everything (ownership, equity, expenses, cash flow) 50%/50%?
