I don’t understand. If he brrr his way to 10 properties, and every cash out refi pays off the prior loan, properties 1-9 are paid in full and he’s making profit with rental income, why did he run out of money?

I mean he was able to buy 10 properties with the strategy... thats enough to build some great wealth. From there he can just collect rent and rack up on equity snd then perhaps do it a few years later

There is no running out of money after your 5 to 10 deals you should have established an LLC with excellent business credit thus opening doors to tens of millions in necessary leverage for refinancing

Sounds like you were overpaying for the properties. For the strategy to work you're supposed to buy at a discount such that when you refinance you can recoup your down payment and Rehab costs. Easier said than done of course but that's how you don't run out of money doing it.

He forgot the RENT part. You're supposed to RENT it out first...duh that's what keeps it from cannibalizing itself. Maybe someone should explain
