So basically he is divesting SF style products (homes and condos) for a full-on development that is a commercial property...and is basically a unique "hotel" that is not a "HOTEL"...

Good move tbh... commercial real estate is better positioned to weather the interest rate shocks as the single family residential space sees asset value decreases slowly as the interest rates bite the consumer's ability to afford. Taking his equity gains and rolling it into a new project like this makes good economic sense... assuming we dont have a major recession in the initial period of ownership that is sustained enough to hurt medium term outlook. Short terms shocks can be weathered, but medium and long term ones not so much unless you have deep pockets or have low leverage/debt. Good luck on the new project

You got me in Airbnb 4 years ago. I stopped watching you and liquidated my Airbnbs last year. It's was a second job and I'm done grinding. I'm just hanging onto a handful of longterm rentals. Small, but mighty!

9:10 and that’s the point, Airbnb was never meant to be something that scales like a wildfire. It was supposed to be personal and experiential based on the host.

Rob has learned a valuable lesson about scaling a business. Initially, his lack of experience in scaling properties across multiple cities and states made him realize that Airbnb is far from a passive income stream. Now, he understands that achieving a truly passive business model requires consolidating operations in a single location, making it easier to manage, delegate responsibilities, and create a more efficient system.

From my experience having an Airbnb portfolio of 80+ properties, my advice is to build a solid portfolio in one location or at least maintain a minimum of X properties per market. This allows you to structure a business with a dedicated team including housekeepers, supervisors, and managers under a payroll ensuring smooth operations. Spreading properties across multiple states, however, makes it nearly impossible to scale effectively and instead turns you into a full-time operator tied to each individual property.

honestly you also got me into airbnb, i bought 6 in 2020 to 2022. Boy do i regret it. I effectively gave myself a second job. Also no one even talks about the capital expenses of the roof going out, water pump, water boiler, redo the driveway, pool water heater etc... The list goes on and on. Not only did it wipe out my cash flow, it became negative if I was really honest with myself. So thanks Rob, but glad you are finally realizing airbnb is not for everyone. People should talk about more the negative aspect and the more realistic situations that happen with airbnb ownership.

Joshua Tree really hit home. I remember watching you from the beginning and have always thought your projects were super cool and inspiring. Now, at 32, I have my first Airbnb, and I’m really enjoying the journey so far. I appreciate all the advice you share, and congrats on your new venture! Man, you got me started in Airbnb 3 years ago, and last summer I sold 6 houses I really didn't like to go all in on one that I'll love. We closed on the land in Jan and breaking ground in May. It's terrifying going "all in" like that, but the weight that was lifted off my shoulders at each closing was amazing. Hell yeah man, keep it up! You've been a huge inspiration, giving me the courage to actually go for it.

Having running 7 airbnbs. Everything he said is accurate. It is not passive income. NOT at all. if you want to do well, running airbnb is like raising a child at least is like owning a big dog. If you are not expected to put in hard works and times. DO not become an airbnb host.

Honestly, that’s why I will stop at 7 ( currently at 6). Because there’s really no end to this door counting addiction - You can’t waste your whole life buying and buying, stressing and stressing or until you die of Heart attack or Panic attack. 😣. Airbnb is suposed to be a extra income for a couple or familiy on theyr own house, a nearby house or 2 and you and your family can incorporate the airbnb job between your jobs, also to rent your holiday house you dont want to sell. If you buy 10 you are a hotel company

This is something a lot of investors learn later on. Sometimes the "best" deals are not the most financially profitable, but the ones that are easiest to keep your eyes on. Locality makes your life so much easier.
