Tip number 3 & 4 are so crucial. I often see people submitting generic resumes that can fit for many different roles. But each role is unique, so it is essential to tailor your resume in the way you described - include key terms from the job description. I can tell when someone does this and it REALLY stands out. I like to take my resume and the job I am applying for and run both in a word cloud generator. This gives me a visual indication side by side which key words are emphasized the most in the job description and which ones my resume emphasize the most. Then I can organically tweak my resume to better match the job description. Of course that is not all I do, I read carefully the job description because for example sometimes you can find a particular skill or tool mentioned only once but the job description emphasizes in no uncertain terms this competency is essential.
