Wait, you have a 17 day inspection period in CA? That is cray cray. I agree that it should be countered with a shorter inspection period. It's 10 default in AZ and we try to offer shorter than that if making an offer.

Also, AZ recently started requiring wholesalers to submit a form that discloses they are trying to wholesale it. Because they back out SO frequently.

How can you tell if the person who is buying your property isn't a broker looking for a buyer? I was told by the buyer's agent he was buying the house for himself and his family and had no reason to doubt her. But based on your comment, could I have been 'misled'? They insisted on a closing 45 days out.

Exactly why I will NOT do a contingency as a buyer. I want them to know I’m serious. If the survey goes awry, I know what options I have. To get the deal done as long as seller agrees. I realize it’s risky, buying another state and selling my property.

Yeah right. It s seller that take advantage of buyer. They don’t want to fix nothing and don’t do full tent termite fumigation too. Leave all the issue to buyer, taking full advantage of housing shortage.
