IMO You cant really use the YOY metric since the convid stimulus artificially pumped RE prices beyond the norms. Next year should be interesting for YOY decline numbers. I personally like Clinton Twp and its lower tax rate

Thank you for mentioning Pontiac. I keep telling people there’s so much potential there! I grew up in Waterford, back in the late 90’s early 2000’s Pontiac was… not good at all to say it politely. Today, I see that city making soooo many great investments in itself, finally! Pontiac is definitely underrated overall. I’ve been looking along the Waterford/Lake Angelus borders. Very nice homes in many neighborhoods.
