American Tower REIT (AMT) vs. Crown Castle REIT (CCI): Which Is The Best REIT to Buy Today?

Realty Income, The Monthly Dividend Company (O Stock), is perhaps the most popular dividend stock of all time. But AmericanTower and CrownCastle are arguably even better REITs to buy today. They are able to grow at a faster rate and have more upside potential. Both REITs invest in cell towers and have investment-grade balance sheets and great track records. But what are the differences between the two companies?

American Tower (AMT) vs. Crown Castle (CCI)

Crown Castle stock has a much higher dividend yield at 5%. American Tower stock pays only 2.9%. CCI is also cheaper at 16x FFO vs. 21x FFO for AMT. CCI also focuses on US markets whereas AMT takes an international approach. AMT is likely to grow faster in the near term because CCI is suffering from the merger between T-mobile and Sprint, but in the long run, I expect their growth rates to converge and CCI to outperform as its valuation multiple expands.

Thanks. I own some AMT but have always been aware of CCI. I appreciate your analysis. Perhaps adding CCI to my portfolio might make some sense.

Given the debt repayments of $500 million in 2025, $1.65 billion in 2026, $3.25 billion in 2027, and $3.2 billion in 2028, alongside a $8 billion boost from the fiber business sale, and a 25% reduction in operating cash flow, do you think Crown Castle's growth in free cash flow (starting at $6.62 per share in 2025, and rising to $7.90 per share by 2028) will be sufficient to maintain the current dividend, or will they need to cut the dividend to address the financing gap, which could reach up to $13.6 billion by 2028?

The funny thing is “AMERICAN” tower is international whereas Crown Castle “INTERNATIONAL” isn’t. They should trade names.

Amt has lower yield but much higher dividend growth. International market might be more risky but generates higher growth than more saturated US market. Amt bought datasite to get into data center business so it is more diversified than CCI. Both stocks are good but Amt has higher growth potential when the bull market returns while CCI growth depends on mostly a few of highly leveraged customers

AMT sold their entire Indian business, impairing their growth potential (note: happened after this video). CCI has a fiber business that has low barriers to entry and has been costly to deploy, but may produce some growth. So the growth gap between the two has closed. I agree, CCI has better yield and valuation and may surprise on growth.

Amt has better 5 and 10 year but loses on 3 year to s&p500
Cci has lost to s&p all 3, 5, 10

If im going for dividends I'm goin with cci

However adding them to my back testes to rest of my current stocks amt and cci only changes the total dividends by little bit
But 9k less in total returns.

But definitely keeping a eye on both. Thanks man
