Everyone says interest rates back to normal.. If something changes and remains changed for 10 years it considered the new normal. So low interest rates are the new normal. IMHO.

You should consider the QQQ performance compared to the TQQQ and QQQJ. QQQ is not leveraged. With the volatility and downward direction in the NASDAQ in recent months the QQQ has out performed the TQQQ in the prior 3 months and is near even with the TQQQ for the prior year. QQQJ consist of Next Gen NASDAQ companies and has not done well for the 1 year prior. QQQ has a much lower exp ratio. I have as a base holding in my portfolio. Much less volatility than the TQQQ.

Aren't any interest rates under 5% still considered stimulus rates? Increases of a quarter percent 4 times this year won't have large affect on real estate. In addition there is a ton off cash out there and the smart money has been putting it in real estate. Real estate has outperformed the stock market for the past several years. Don't misunderstand me, I'm in both camps. Actually all three camps. Real estate, stock market and crypto.

Thank you for the great video! If you are interested in an OTCQX stock with a high likelihood of uplisting this year, you should check out IQST. Its a company involved in EV manufacturing, telecommunications, and chemical engineering. They are also already in the green in terms of generating revenue.
