In my area in December and Janaury 2 bed freehold houses were 350K and they are all sold, now 2 bed houses they list for 400K, it is madness!!! Friggin greedy these agents and sellers!!

My neighbour listed their house, got sold the same day, I won’t be surprised if they got above asking price.
Most houses in auction are not selling.
I think houses that don’t require work are selling at asking those requiring lots of work not selling.

Rightmove give only asking prices for the last 30 days without any reduction. It's far far away from selling prices!

Seems to me like they overprice every house by at least 50k and the mortgage rates are stagnant at 4 percent and higher, absolute joke these sellers and agents.

Real prices not going up. Economy f@#k. Many EA are in trouble or will be. EA have to sell about 4 per week to stay afloat. Your right lots of sellers refusing to budge on price but once ++job losses start (? Autumn) house prices will be dictated to them by the same EA who told them it was worth more 6 months earlier. It’s going to be brutal but needed to clear the constipated market. I just saw Birmingham are increasing council tax by 21%. Other councils to follow I expect.

They might be up on paper but reality is starting to hit home now! All of a sudden im getting emails from EA's asking if im still looking and ive just seen a four bed detached, listed last week at £475, 000 drop to £425, 000!!! Must be the avacado bathroom putting buyers off 🤣🤣
