The problem with all these walk through videos is that they don't tell you what to do if you find something wrong or out of place or what you could do.

Very important, did one last week when I opened the door smelled gas. Called gas company who found the leak in a fitting on the furnace. Repair done after closing via home warranty that was provided by seller. Also had a garage door that jammed when the automatic opener was tried. Seller had it fixed before closing. Good tip on running water and flushing toilets.

Great advice for the SELLER as well as the buyer! Our house is on the market (and currently vacant), but we visit regularly and we do check for these things. We have actually come across a few things that were “fine last week (or last month), ” but have suddenly, unexpectedly given up the ghost.

Maybe I'm being lazy, but I wish you would have provided a final walk through checklist in doc or excel. Still comprehensive advice, and I'm happy to do the ankle work (since you provided most of the leg work). Love this channel!

I hire an inspector. They will inspect right before they put up the drywall and again right before the walk-thru. I take the findings and hand it to the builder. Then for the walk-thru I take blue tape and mark any paint imperfections, nicks in the cabinets, chips in the floor tile, etc... Bring your significant other or family members...4 eyes are better than 2. Don't forget to check the outside paint, window seals, etc...

Thanks Andrew for the informative video. What are your options if you find something wrong or out of place? Also if you are buying a home with no broker involved for both parties do you recommend bringing back the home inspector to help with the walk through?

During the final walkthrough, can you demand something is fixed that was not picked up at inspection and therefore not brought to sellers attention. Or is the buyer just requesting something new be fixed, but seller doesn’t have to make repair. Thanks.

Sellers disconnect power often weeks prior to closing if the house is vacant.

My husband and I submitted a repair request and the seller accept. The only thing he didn't want to fix was installing a rail on the front porch (only 2 steps). The appraiser came out today and said the rail needs to be installed. Does the seller have to comply even though we already agreed to the repair request by the deadline last week?
