i had a project lined up for paint, the homeowner wanted a living room painted, it measured 18x18 which is 324 sq.ft. with 10 ft. cileings and a bump out fireplace. i quote it at $850 . i guess they thought it was to much they ended the contract. some people just want things to be economical but don't wanna factor in the amount of work it takes or the time to get things done correctly. if you want sloppy work and botched, you get what you pay for. simple

Sounds reasonable. Have not seen a one coat that looked any good. I have always had to put a second coat on to make it look right. Great channel.

You’re calculating it wrong. It’s should be length of the wall by the height. That’s the paintable surface. Not the floor. So then you add whatever remaining walls.
Example: 12ft length of wall. 10ft height of wall to the ceiling. That’s 120sqft then times that by 4. 480sft of paintable surface. THATS the right way. How do you think they calculate how much sqft 1 gallon of paint covers? Information is right on the can. It’s wall surface perimeter. Not floor perimeter

I moved across state to an older home. The entire house was an ocean blue. I prefer shades of grays so I decided to stary with the front of the house.. I just paid for a living/dining combo no trims (small area) $850 and an additional $168 for supplies (2gal paint, the tape, spackle and 1 pack of 3 rollers)..Ouch! I think I'm just going to paintynown bedroom.

Just primed and painted open area kitchen living room, no trim 8 foot ceilings included, remove smoke, plus labor and materials 1200.00, materials cost about 325.00 plus set up, clean up, drive time and gas. 2 coats., spent 2 hours washing walls plus ceilings.

Why would you determine pricing based on the total square footage of a room? Doesn't it make more sense to charge based on the actual area that you will be painting? There are a lot more square footage on four walls that there is by just measuring the floor area.

12 feet room. 4 walls that would be 12 x 4=48 x the height of the ceiling. Standard height is 8 so you’re looking at 384 sq minus window and door square footage

Your pricing might be a bit on the high end, unless it includes materials or you truly are talking about just a single room project, then charge anything you want for the inconvenience. Not sure where you're painting, but in my area nothing gets single coated, ever, and nobody will pay 2bucks a square foot if you're not touching the trim. Two coats minimum if you want to call yourself a pro (2nd coat is the easiest anyway and what really separates your work from a diy project), extra for trim and doors and prep, and extra for priming bare drywall. I've been painting so long I do eyeball my estimates on dinky projects, and calculate roughly by square footage for big ones. Usually my bids are labor only, material costs can vary greatly depending on product preference.
