I have lived in the +55 part of EMR since 2021. I can throw a coin and hit the mountains from my lot. More blue collar, but that's what I love about it. The regular food truck festivals in the summer are amazing. When SR 30 is done my wife and I will cut our travel to Scottsdale for fine dinning and shopping by more than 75%. We'll substitute Chandler/Gilbert/Tempe for sure. Your analysis of SR 30 impact on Estrella Mountain Ranch is on point.

I’m looking at 55+ communities and I love Wickenburg Ranch. I looked at Canta Mia, but golf was not close. I want a golf course community and private if I can afford it. Wickenburg Ranch is in my budget home-wise and golf-wise. Victory at Verrado is nice too, but there is a 3-4 year waitlist to be a member at golf course. I’m 62 and don’t want to wait. Thank you for your videos. Anthem, Verde River are a little expensive.

Thanks for the video we are moving from the Tampa, FL area to Pheonix for my new job. The job is located in Chandler. We may rent for a year then find a home. Big change for us but we have family in the metro area. May need your help.

I live in Estrella Mountain Ranch. General interest here has wained since the post Covid boom and home prices have dropped about 25% in the past year. It’s not looked upon as highly as you think anymore. Most out of staters are turning to Verrado if they want to live in a large master planned community.

Location location location. The 3 areas you said are good areas but I've lived in the Phoenix area for 55 years and I would never buy solely based on the most house for the money or the most lot for the money. There are some seriously bad neighborhoods in Phoenix especially south Phoenix from Thomas or McDowell south. I recommend renting an air B&B in the area you're interested in for a few days because there are lots of guns in AZ and in my old south Phoenix neighborhood I heard gun shots multiple times a week.

As of April 29 2025 you need to look at the over value of the homes in the valley that means the downward prices will continue for the rest of this year and if you by now you will end up owing more than what you purchased the house is worth, Realtors will till you anything to seal you a home, Realtors will deny the downer price going on now
