As a current renter and someone who needs to live outside of town, people interested in your property will understand the higher rent because of the value of the shop. Also, I’d rather rent directly from the owner over a company any day, they become like family and it’s just always been a much better experience for me. I would assume anyone interested in your property would probably feel the same.

When I was selling my Mom’s house I interviewed 3 realtors before going with the right one I ended selling it for $55, 000 more than the first two estimated and $10, 000 more than the realtor I used estimated. You know what the place is worth. Be your own boss. You also know what you’re doing. Good luck.

If I were a renter I’d be thrilled to move into a completely remodeled house. The fact that all appliances, flooring, paint etc has not been used/damaged by the previous renter is a huge plus!! Don’t second guess yourselves, you’ve done an amazing job. Perhaps finding a management company that can appreciate the pluses of your farmhouse is in order.

My husband and I have a rental home that we've managed ourselves for 20 years. I feel like the personal connection with our tenants helps them to respect the home more. Also, if you decide it's too much work, you can always switch to a management company later.

Trust your gut on this. We had a four acre horse property with a barn with all the beautiful trees a mile from downtown. We had a real estate agent come through complain about the size of the yard and the barn and tell us what she thought it would sell for and she did exactly what yours did - looked at a house down the street with a tiny yard and matched the sq footage and the bedrooms. We listed it for about 30% higher then what she said and when the right buyer came along they happily paid it.

Outbuildings are very valuable. Especially, to a renter who may need more space for work, or even building or looking for a permanent farm. My husband would love more work space.

Suggestion in the pre-rental process: 1). before agreeing to rent to a party conduct an informal inspection or driveby of applicant’s current home/farm. It will tell you how they will care for your farm. If stacked up junk or animal manure, then don’t rent to them or you will most likely have to clean up after them. 2) include verbage in the lease that there will be routine inspections ( California law) the mgt co has person check for leaks, change heat/AC filters as condition of lease. We have rentals and find this a reassurance that “ all is well” no mold or damage developing and A/C/ heater running efficiently. I could share stories when this wasn’t in effect, but I won’t. We’ve had some great tenants, but some tenants just need help in taking care of property as they know very little how to do so.

I know you may not have alot of choices with rental agents but please!! The agent you spoke with is about the worst possible agent you could try to work with. I would certainly try another firm before making a final decision. The house looks so good! By the way, love the shed!!!❤

The farmhouse is looking great! You absolutely need to go with a different property management company though, one with more experience with rural properties. If the idea is to attract renters with horses, those renters aren't likely going to go to a management company who only have the farmhouse as a listing and no other rural properties.

Hey guys, the farm house looks awesome! At the risk of sounding critical or nit picky, I think the kitchen would look more finished or polished if you could put a slim sheet pan cabinet next to the stove—next to the doorway. I would also add a spice cabinet upper or open shelf on that same end of the microwave, at very least add an end panel (you could easily make it yourself) to visually define the view from the living room. I would also suggest using some half or quarter inch thick MDF trim on the back side of the island to frame that backer board and end panel to match the shaker style of your cabinet doors. It would be a very a quick addition with a few saw cuts and a pin nailer, apply matching cabinet paint to give you a more cohesive finished look.

Here’s another few cents of my opinion LoL, I would ditch that management company, they don’t understand the value of what you are offering and they don’t sound like they want to work very hard to get you the best tenant and earn their commission. Since you both have a background in real estate it seems you could easily draw up the contract, get a credit check and set up direct deposit to collect the rent yourselves. Don’t forget to build in some protections into the rental agreement for damages, neglect to maintain, as an example maybe add a clause to limit heating devices in barns to protect from fire and list your expectations for overall care for the property—what ever you feel is best, these are just ideas.
Depending on how it goes in your state the tenant is responsible for their utilities, they are responsible for opening and maintaining accounts with the propane company, water, electric and cable etc., you don’t want to be on the hook for those expenses. I’m not sure how garbage collection is handled up there or if they still allow rural burning maybe you are required to haul it to the dump and recycler yourself but that’s another expense to consider.
The only problem I see in this sketchy economy, is if the tenant can’t pay for their utilities or fall into arrears with the utility company, the utility company could put a lien on the property’s address and not turn on the service for a new tenant until the bills are paid and cleared. I ran into that with an irrigation line and had to go after the previous owner to pay up and clear the account—it took months to get it straightened out.
I would hire out the snow plowing, I’m sure someone in town has a winter side hustle that is reliable and has good recommendations that could add the property or driveway to their route. If one of your kids is old enough maybe pay them to mow the lawn over there or let the tenant handle it. It’s not like living in the city where the tenant expects a landscaping crew to show up every week, most people renting a rural property will have the equipment to take care of the lawn and will want to maintain the garden areas themselves. If necessary you could roll those expenses into the rent or take care of it yourself as part of the overhead costs of doing business. Some other things come to mind, is putting a warming wire or equivalent with battery backup on the plumbing so you don’t have a problem with the pipes freezing. I would also carry insurance and a good liability policy (do not disclose the amount of liability coverage on your property to protect from ambulance chasers) on the property and wrap a portion of those fees into the rent to cover your assets. I have heard some stories over the years— you just want your family to be protected from financial ruin.

Tom & Dawn, The farm house is looking great. Since y'all have been in real-estate & you know the market that is a huge bonus in setting the rent price. I do agree about Tom doing the snow removal & the tenant mowing their own grass. Tom, your pole barn looks awesome. Great video. 😊

I have been a rental owner and a renter and doing it without a rental agency is always good. This is your future and you need to know the people. Rental agencies are frustrating for the renter and can be expensive for you. Make the time to do it yourself. Get a separate phone if you need to.

Make sure it's listed as a FARM type property, and not just as an ordinary home rental.
Would you be allowed to find the tenant to would appreciate the place and be willing to pay your price, and then have the rental company still manage it?
