Lake Nona, Orlando Florida North Vs South: 5 things you need to know before moving to Lake Nona EXPLAINED by Local resident and Realtor, Justin Pekarek.

👇Comment below which Lake Nona Area Neighborhood you like best and why! 👇

1. The Lake Nona Area has many choices for housing, schools, restaurants, gyms, and choosing the right neighborhood for your budget, lifestyle, and needs can be tricky.

2. The development of new homes to the south and Lake Nona Town Center along with new schools and roads is causing some growing pains, as thousands of families choose to relocate to Lake Nona, Orlando Florida in 2023.

3. North Lake Nona area also has tremendous growth and offers a number of options for larger homesites with swimming pools, as well as other amenities your family may enjoy best.

4. New homes are taking quite a while to build, and there are very few "high quality" inventory homes available in both the new and resale market. We expect that to open up in the next 6 months. The new homes tend to be on skinnier, tighter lots, and priced around $300/sq foot or higher.

5. Traffic along Narcoossee road can be tricky so choosing if you are a North Lake Nona or South Lake Nona person could be critical as the area grows. The Osceola Parkway Extension and Luminary blvd paving should help with the traffic flow.

Follow along with Justin who has sold over $100 Million in homes in Orlando and lived in the Lake Nona area since 2014, to learn why you might want to consider Eagle Creek, Summerdale Park, Laureate Park South, Toll brothers Laurel Pointe, Village Walk, Lake Nona Country Club, Northlake Park, Randal Park, Storey Park, and everything inbetween (and why!)

This direct comparison between a resale pool home and a new construction home shows you what our market looks like here in 2022-2023.

Stay tuned for our next feature of Summerdale Park where we update 8 different customer builds on the progress of their homes!

Great video, nice to show a video comparing both. They really are not that different. It's nice to hop in and out of South Lake Nona area due to the dreaded traffic on Narcoossee approaching South Lake Nona at all hours. When we purchased we came very close to purchasing in LP. Once researched the area and noted the future highway, apartments, future developments I realized it was going to get very busy, hence the decision to purchase on the northern side. I look forward to future videos.

The comparing and contrasting of these two areas was a cool idea! In my personal opinion, I prefer 32832 because it's more established than 32827 (obviously because it's older) but I just like more established areas. Also, the video style was nice kinda seemed like I was watching a vlog lol.

This area looks like its going to be its own city. Give it 5 maybe 10 more years.

Make sure you disclose that Lake Nona has HORRIFIC airplane traffic and noise. TRULY BAD! Only losers would live where a airplane goes over your house every 15 minutes
