From the description of the property, it doesn't sound like a rental property. If the rental agreement lapsed, will the renovation cost be reimbursed to me or do I have to revert the renovation back to its original condition?

If anything, it sound like the owner want to sell the house but is unable to do so for whatever reason (probably connected to the "primary colour ban"), so he choose to rent it with the possibility of an ownership transfer later? I don't know.

So... I'm assuming it's a rental with a restriction like that. It feels odd to put all of the time, effort and money into a property that isn't even going to be yours / will only be able to benefit the landlord who could cancel the rental agreement on a whim to profit from the tenant's work.

A decent number of bedrooms. Rooms are neither too big nor small. The hallway is thinner than I would be used to. Would be difficult to get furniture through such a thin hallway on the second floor.
