Same in India specially banglore,
They take 10 times the monthly rent as security deposit.

In my country the agent's comission is usually one month's rent worth of rent and as a security deposit you pay 1-2 months worth of rent extra depending on the city and the owner. So if your rent is 500, to close the deal you pay 500 the agent, 500 for your first month and another 500 for security deposit (or 1000, it depends). And if there are no damages by the time you move out, the owner instead of returning the money, lets you stay the last month for free.

And here in Japan, we also have the key money, the famous mandatory gift to the landlord/company. I had to give about 200, 000 yen (~2, 000 usd) to mine, but I was lucky as I know other people in Tokyo who had to give 400, 000-500, 000 yen (~4, 000-5, 000 usd) for key money. By the way, you NEVER get this key money back. Many don't get the entire deposit back (if at all) and they'll say it's to cover stuff like cleaning, etc. Be careful though, some do try to scam people, especially foreigners.

It happens in India too like if you mist rent a house or room! The owner asks money it's called advance! But we we change the Room or move to another place they gives that money back!
