When The Utility Company Drives Across Your Lawn

Utility easements are legal agreements that grant utility companies the right to access certain parts of private property to maintain or install infrastructure like power lines, water pipes, or fiber optic cables. These easements are typically established when the property is first developed and are recorded in public land records.

If you have an easement on your property, the utility company may temporarily park vehicles or store equipment on your lawn while performing maintenance or repairs. This can happen even if you weren’t aware the easement existed. While utility companies generally aim to minimize disruption, they’re legally entitled to use the easement area as needed to access their facilities.

Property owners often misunderstand that, although they own the land, the easement limits their control over its use. If this happens, you can’t stop the company but can request that they restore any damage caused during their work.

How do you go about getting property back when it's been taken without Eminent domain a property survey or a court order?

Review the plat and covenants, some of the rights in the covenants are ludicrous...especially on golf courses.
