As a commercial broker, I can attest that I was more than dumb prior to meeting folks like yourself. Alleged pros in our industry forget that investors are investing to make money.

Seems like Pace's version of seller financing requires no existing debt, especially for commercial properties that typically have very short maturity loans.
Wrapping an existing short maturity loan will cause huge problems when that underlying loan matures, requiring refinancing.

Yup! SFR wholesalers think they all coined the fancy creative terms like wholesaling, sub-to etc. When the reality is that these tactics have all been normal in the commercial and apartment space for the last 40-50 years.

How is this a revelation to you? Single family owners typically only own one property so they can't afford to seller finance, or it's financed with a govt backed loan and the loan isn't transferrable. Or they're leveraged up to their eyeballs with a heloc and you can't get a good deal anyway.

Yeah sure, cause multi-family owners are smarter than most, know the game and the told if the industry, and agent stupid enough to get rid of them if they're profitable properties. So unless you're buying a dump that's going to need millions in repairs, good luck getting an owner to sell theirs to you!

I have a degree in engineering and I work in sales so from my short experience in the professional world I have found that when people use buzzwords and jargon a lot in their sentences it usually means they’re full of shit or compensating for their lack of technical knowledge. This guy may know what he’s talking about but I’m skeptical about everything and it only helps to be that way in the business world.
