Question - I might want to do BRRR, but it's very difficult without a lot of starting equity as you've mentioned.

If that's my goal in the future, is it better to:
a) Keep saving / improving my existing property
b) Buy a new build to increase equity - this might be hard because I don't think I get 'free' equity until it reaches 40% if i want to retrieve it

Better to buy an existing property with a large section. Subdivide build on the back dble dividend. Last one in Wainoni brought 3brm house on quarter acre for 325k 2 and half yrs ago built a 4brm dble garage on back old house 400 aweek rent new build 550 a week. But here's the bonus total cost of purchase and new build (235k all up) value comes in over a mill made over 450k on paper in the 18mths I spent building it

The timing of this video is excellent as I was discussing this same topic with my mum just 3 hours ago! I assume this applies to prefab/modular new builds as well?

adding $200/w in rent by spending 65k in renovation seems like rather a fantasy. who's renting 2br renovated units for 650/w?
