By increasing density, they can reduce urban sprawl and make cities more efficient. At the same time, they are energy guzzlers; it takes massive amounts of power to build, operate, and maintain them.

I always thought that the greenest building is one that's already built. Will this always be true (or should I rather ask, is this true) or will we get to a time when it makes ecological sense to build new buildings in place of old ones?

Correction: according to most building and fire codes in North America — any building 8 storeys and above is considered tall — ie. a “high-rise”
