Reason they had these class was to stop streets becoming all take aways, betting shops or offices. By limiting different classes of planning high street could be healthy by having different shops.

I think it’s well needed. I’m all for the commercial to residential conversion but when lots of shops are being converted in suburban areas to flats and hmos (and some not to a great standard) it’s a good incentive to repurpose them in another way. We’ve already seen a huge footfall decrease in city centres and an increase in suburban area shops due to Covid

Nice video Ranjan,

With regards to change from A1 to A3, most A1 will not have heavy cooking facilities that is required in a A3 premisses. Also most likely a external extract duct system will be needed. To get the extract duct approved externally it takes you back to the planning process. And if planners do not agree with a A3 in that location they can be pain in the A***, they can use this to refuse the scheme.
So from a use class perspective yes you may legally be able to change from A1 to A3 on paper but to implement it physically the technical requirements can prevent you.

Could you do one on how to do BTL in expensive areas like SE where property is expensive and the buy, refurb/extend and refinance model is limited by money being left behind in the deal...all the Youtube property gurus impress on how they made millions but what defines them all is that they all operate up North or Midlands. How would you do this in the and around London without doing commercial to resi?

My query is….how will the easy swapping between A1 and A3 affect Residential uppers?

I thought it was tricky to get a mortgage on a flat above ie a fish n chip shop or kebab house?!?

Problem is that a previously used a1 shop could now become a flat above may struggle getting a mortage as most lenders dont like lending above a restaurant/dry clenaner 🤔

I've had a D1 to residential tuned down, just for parking, everything else ok, does the new class E change this? Been empty for years, trying to bring it back to life

I want to open a cafe in a shop which already has A1 licence and was retail shop before. So my question is do I need to change the usage to A3 or not??

Ranjan you say good location with good foot fall, where are these unicorns at this time ? Good changes but don’t think it has much effect on residential conversions etc, commercial property is a specialist sector with increased lending costs etc think you should caution with these elements before everyone thinks it’s easy pickings.

retail Under 150SQM can send Prior approval, over 150SQM, will need full planning permission? Many commercial is over 150 SQM

Be warned about councils, my local one grants whatever is requested as all they care about is rental, so if you buy, don’t expect to be protected against an influx of take - aways etc which will devalue your asset.
