Can you do a deep dive into Newcastle? It’s the biggest city in NSW outside Sydney and prices have gone through the roof to be like Sydney prices. I’d love to know what’s going on.

Salamander Bay is a beautiful holiday area and many years ago Sydney people use to bye property there for a holiday home or getaway but this stopped about five years ago and the area just gradually quietened down. Hence with the economic problems, it is now showing in real estate prices. Homes in this area are taking a while to sell as many other holiday areas around Australia.

Salamander Bay, Nelson's Bay and Shoal Bay are beautiful areas, however they are extremely overpriced given the local incomes!

My 10 cents.... Had we crashed in 2008 then 40% drops and possible slow recovery. Now you are going to see 90% crash and more in certain areas/property types. As for any recovery recover eh ?

Beautiful place. Back in 2014 i stayed at Nelsons Bay, which is right next to Salamander Bay at a Beachfront property for $2200 p/week off peak and $4000 during peak season. The property was actually for sale around $2million, a pool, 2 kitchens, 4 bedrooms, 2 living areas and this was probably the cheapest on that row of properties. The one next door was like a Cruise ship with like 3-4 balconies and i would watch the older retired couple get in there small boat and travel 100m to there Big boat. I would dare say it was probably worth $4-5million at the time. Good for holidays and those that are really wealthy to be permanent residents.

Hey Martin The regional areas that suffered during the mining downturn several years ago may be worth looking at again for a comparison. In my opinion they are in a better position to survive the current crisis in the rest of the country. Muswellbrook and Moranbah and maybe four others.

I think it’s a little over simplified in the overall predictions. I live in Nelson Bay and the rental market is extremely tight which Martin mentions. This goes well for property prices and inventors. Tourism will be a big winner also with Sydney close and not too many options. The town is busy last holidays and I predict a record summer holiday season. We also have a big ongoing influx of Sydney money with retirees flocking here which has driven recent price rises. With the baby boomers retiring in wealthy Sydney markets I can’t see this stopping soon, and there are limited new building blocks available. We also have the joint strike fighters going to Williamtown 30 minutes away so all goes well for Port Stephens in my opinion. Despite Martins Dire predictions if I could leverage further I would buy into the market.

Incomes do not support either house/unit prices nor the amount of rent needed. Wages are not going up anytime soon.

In my area 2571 I do not see much change. Houses still selling about the same as 2017 when we moved. People seem to be going about spending money as fast as they make it. Just hope we get what we payed for our place in 18 months when we sell. Fingers crossed, who knows what the world will be like then!

Hey Martin
just a thought, you have talked about problems with our money, housing, political incompetence ect of which I tend to fully agree
with but you have never suggested how to fix these problems.
Can I suggest to you that these IS a very simple solution to most of our problems that no one will touch with a ten foot poll
ELIMINATE INHERITANCE, But I guess that Like the majority of the People that are awaiting there small inheritance it is to difficult
to accept.
THEREBY MAINTAINING THE STATUES QUO.
