As somebody that prospects for expireds, I like the uniqueness to the approach, but there are a few fundamental flaws.

First off, a good chunk of homes expire due to overpricing, so asking if they "only" listed it for X amount is going to set a false anchor that is going to cause you problems down the road.

Secondly, there are a few instances of assuming a negative response. You always want to assume a positive while still empathizing with the prospect.

You're on a good track, but it definitely needs some tweaking.
