Here is what is going on in the Windsor Essex County real estate market. Higher priced homes are taking SOMETIMES longer to sell, at a more realistic price, SOMETIMES some are selling at under list price, often with a home inspection, mortgage financing and sometimes with a house to sell condition.

As a buyer expect fierce competition from other buyers in the market, many homes are getting more than one offers, I have seen as high as 35 offers recently. Some homes are selling way above list price some as high as $150,000 over list price, often with no conditions.

As a seller patience is key, having realistic expectations, having your home priced right with an agent who will market your home well and have strong negotiating skills. Expect your home to sell quickly if it is priced right, market well, shows well.

The starter/lower priced homes seems to be the HOTTEST segment of the market at the moment.
