I live in NC and used USDA 0 down my seller gave me $3500 and I used a down payment assistance program. I spent $1000 on earnest money,
$350 for a inspection, and $750 on my appraisal it was a new build and they had to come out twice. So I spent $2100 out of pocket and I got a check back at closing for $1100 so I only spent $1, 000 out of pocket.

I'm in the SF bay area, recently retired, and have owned homes here since 1979 when I bought my first house for $72, 500. The typical deal here is such that the seller pays all closing costs associated with the house (repairs, taxes due to the close of escrow, realtor commissions, title company fees, etc). Because of that, homes are sold AS IS and there is no warranty. The seller will typically do an inspection before listing, and conduct repairs as needed. Any actual home warranty must be purchased by the buyer from a provider. Although some sellers will sometimes throw that in as an incentive, for an ugly house. Everything, and I mean EVERYTHING must be disclosed; noises, traffic patterns, when and how many air planes fly over the property, home defects, neighbor problems, repairs needed that are known, even squirrels being seen on the property (I kid you not). I recently sold my home and am looking at relocating somewhere more affordable. I grew up in Gila Bend, and am thinking about northern Arizona where my relatives were originally from. I know the weather, what about the snow birds, are they still a problem?

Estimated total cost for a FHA 370k home i just bought in CA was 21k so far. Waiting on the appraisal so I might be adding 5 to 10k more yikes!! But hopefully it'll appraised high.
