Chances are, you're here because you've heard about C-PACE financing. It's a great, and typically less expensive, type of financing for construction and upgrade projects. But, you might not know how it works or who to use for the lending process.

Allow me to educate you a bit.

Commercial Property Assessed Clean Energy (C-PACE) is a financing structure in which owners borrow money for energy efficiency, renewable energy, or resiliency costs and make repayments as an assessment on their property tax bill. On most development projects, that can be a lot, up to 20-25% or more of your combine hard and soft costs.

So, why should you use C-PACE?

It can lower the capital costs and reduce equity needs for a project to boost your returns and keep more upside on deals. When you bring in C-PACE, you can replace expensive capital with lower cost capital. Sound good, right? Here's the catch though.

It's only available in certain markets.
