Thank you for the advice John. Why wouldn't you recommend HMO's as a long term strategy?

HMOs on 20% yield and 0% capital growth beat south east property with 5-10% capital growth and 5% yield as a point of mathematical fact. Post brexit population growth will slow as the doors are not open to 500 million Europeans and the 10% annual growth in house prices the south had for many years are now a thing of the past. You have a sub-optimal strategy these days as your strategy was strong when population in many parts of the South East grew at 10% a year.
