I have to tell you Warrick dual agency happens all the time in our small village of Idyllwild CA. I see it all the time.

What if you, as seller, pay 6% commission ?(as is usual in Florida)3% for each side, with no arguing over half a point or one point, BUT then you stick to your asking price with no ulterior concessions this strategy work better to sell ?

I like to update myself just give buyer concessions. Because a buyer will still come in and update to there liken.

With regards to the commission, I think the frustration from a sellers standpoint is that we don't know what is fair compensation for the work both the seller and buyer agent do in order to get to closing.

How is it that, assuming 6% commission, the fees would be $24, 000 on a $400k house but $30, 000 on a $500k house? The work is the same.

So do you stage for the pictures or do you have to live with it staged for when they buyers come to the house???

How do you react to notes from potential buyers during showings? For example, one potential buyer said they do not like the tree in the front yard or the color of the carpet in the basement?

On this 6% question, you forgot that the Broker(s) also get part of that 6%. At least here in California 🤷‍♀️
