Market Watch for February 2025 - Columbia, SC

We’re officially through the first month of 2025 so I want to give a quick market update. We’re starting to see some signs of life in the market, with more buyers coming off the sidelines and an increase in pending sales. I think the combination of the new year and the election being over has motivated people to make moves.
Unlike 2024, where inventory was rising slowly, things have been relatively flat so far this year. However, based on conversations I’m having, I anticipate more sellers will be listing their homes as we head into the spring market. This means we’ll need to watch the balance between buyer demand and the number of new listings.
