Sales teams of builders offer you 10:90 payment schemes or some other variants of Buy-Now-Pay-Later subvention schemes, sometimes in collaboration with banks and financial institutions. Such payment plans and offers are extremely dangerous to flat-buyers, not only because they cause loss of financial judgement, but also because they are vague and misleading. The real workings of these schemes have huge downside risks for flat-buyers.

I am believing ready possession price high or low doesn't matter. Minimum loan. Otherwise dont take. 10:90 or 20 80 not required. Krish sir well explained everytime 🙏

Krish sir, one Suggestion, if some serial producer can produce 30 minutes series of dharawahik on tv that could be telecasted on Sony tv, Zee tv etc. Every day ....these are the true stories that people face...instead of making useless saas bahu episodes, these topics should be shown on tv so that people, govt can do something to eradicate such cheating builder bhi 1000 baar nahin, 1 lac baar sochega ...kuch bhi faltu harkat dikhane se you sir as always

But NHB has banned subvention in 2019 by tripartite agreement. Nowadays builders go for 10:90 not by a tripartite agreement but very clearly mentioned in the agreement. I have bought recently under 30:70 from Lodha but they have clearly mentioned balance payment on OC receipt in agreement.

Also, the 90% demanded is on "Application for OC" not OC itself, so if OC doesn't come in because of some discepancies commited by the builder, your money's stuck and probably gone forever.
