We have had a house builder say we moved property pin. Had to move about 100 feet of fence a foot over.

We have had a guy pullout some of our post because he thinks it's on his property. We're 2 to 3 feet in on our side. He wants all post to be GPS located to make sure it's not on his property.

We had a neighbor put up a 6' wood fence knowing that 4' was the HOA rules they never made them take it down, probably too much time and money.

Cash up front for any job like these, or walk away. The problem is the home owners not the tradies who do the work.

I had a guy almost 20 years ago move his property pins 3’ into a city green belt. Even after I told him it’s not a good idea, He got caught a day after we put the post in. He at least paid for us setting the posts twice lol

that is tough and does suck because no matter what they are in a bad spot even though it’s not your fault. Company cam helps a lot with documenting the sales and installation on your end but it’s definitely a lose, lose situation.

I got in between my homeowner/customer and their neighbor. In one day I had the neighbor call the cops, then the homeowner called the cops. The same cop came both times told both homeowners it was a civil issue, after the cop left the second time the neighbor said they were going to park their vehicle on my string line. At that point I threw my hands up packed up my tools and went back to the shop.

as a land surveyor this happens quite often. HOA complaints on fencing, property corners moved, However crappy fence builders tend to destroy the corners when they put in the corner posts, I am always surveying lines with irons under posts or the post on top of the corner. Set your fence in a few inches, Stops lawsuits and makes it easier for the property owners to understand what is theirs. Also if you pins are missing call a registered land surveyor. Solves lots of issues most of the time. Until u run into the Karen who thinks the local GIS map is accurate and they own their neighbors property. That never ends well.
