For me the defibrillator was on the bottom level of the school in a comer on the ground

I found the Kommode 64 on the ground floor of Robo Shack and did not have to fight for it. However, I did have to fight the robots on the upper floor to get the Trophy for shoplifting something.
EDIT: I also found the defribrillator on the ground floor in the corner.

You can use lux's key to open the door then return it to him get the armour an the door will still be open you can then walk down stairs and get the lights then you'll have both the armour and the lights also if you don't want to fight right away you can go to your map an fast travel to a different location sorry for the lack of grammar

I didn't understand no.7: I got key from 'The enlightened' Area, when I got back to Lux there isn't a cut sense nor the fence is opened :'(
