The last falling knife I caught cost me 5 stitches in my little finger. I have since gotten much better at it and also know when to not try to catch the falling knife. Sometimes you're better off letting the knife fall and then picking it up.

Yes! But its too big a deal to start. Did a similar deal on a much smaller property. It was a huge amount of work. It was stressful and one of the hardest thing I have done professionally…but 1 year later, its fully renovated, fully leased and fully refinanced…a great financial deal. But definitely not for the faint of heart. Be prepared to be on site every day. So you need the time, access to capital and lots and lots of patience. Would I do it again…definitely…but differently.
